I am sure you have seen on the news that Wagoner Main Street has had
another building destroyed by Fire Damage. We are working together with the
City, and the Economic Development Authority on this project. We just
received funds from a grant that we were awarded and that is going to help
the with the costs of a structural engineer. Once we have his report we
will know more of what we can do, in regards to the 3 buildings that were
affected in July. These 3 buildings are very close to being owned by our
Economic Development Authority, which is a total blessing.
My question for you today is, If your Main Street has ever been affected by
fire, and then rebuilt did you receive an award for the buildings that were
renovated? We were wondering if there was some sort of power point of these
awards that we could show to our city leaders, and board members of the
Authority to see what other main street towns have done, and were
successful in their districts. If we are able to put together a PowerPoint
of Award Winners, and renovations after fire damage of other main streets
we are going to have a special viewing of that PowerPoint at a special
meeting.

As a current member of ULI Oklahoma's leadership, I am writing to you with an opportunity that may be of interest to your Main Street contacts across the state. Over the past two years, ULI Oklahoma has been seeking to host the Incremental Development Alliance for a one-day workshop covering the merits and how-to's of small scale, incremental development. We are excited to say that we have since secured a workshop to be held in Oklahoma City on Friday, March 30th.
Prior to the workshop, Jim Kumon, IncDev's Executive Director, will be traveling to Oklahoma City to give a talk during a special happy hour at the Bricktown Brewery on Thursday, January 25th. The event is free to anyone who may be interested. Jim plans to speak on the merits of incremental, small scale development, and how it can shape not only an individual through meaningful development and wealth creation, but also to the greater aspects of how it can shape a community. Whether it is your Main Street Managers, or any potential small scale developers from their communities, we invite anyone to attend one or both events. The talk with Jim Kumon on January 25th will certainly be worthwhile, however, the full day workshop is where the primary, practical takeaways and small scale developers' toolkit will take place. The two instructors for the workshop will be from the Northwest Arkansas area, which we see as a major plus in that they will have a good understanding of Oklahoma's market.
Attached you'll find a one page flyer that gives further detail on both events, including electronic direct links for registration (for both the January and March events). In addition, I have attached a sample agenda from a recent IncDev workshop.

Also, there was an award nomination for the Masonic Building and adjacent florist shop (that burned) in Perry. These were converted to downtown housing and small retail shops after the fire. The façade of the florist shop was retained after the initial reports that “it had to be torn down now.”
I believe this was a Top 3 nomination if not a winner.

All,
We don't have Main Street Bucks for all-the-time use, but we do have two events where we have dollars like that - Dickens Dollars and St. Paddy's Bucks. Participating stores buy into it and then all that money goes toward the bucks, which can then be spent in those stores only. The stores return the bucks and we reimburse them. Sometimes, stores make money. Sometimes, they break even and some stores gamble and lose. It just kind of depends on who wins. The actual bucks have the participating stores on the back.

Good afternoon. I can't believe January is almost over. That means the National Main Street Conference is coming up quickly as the end of March will be here before we know it. There are number of new Executive Directors attending this year, and I hope all of our experienced directors will help them have a great experience. I will be sending out a more detailed email later about what to expect about the conference, but wanted to mention something before that. As I have traveled across the state, I wanted to thank all of you for the level of professionalism (dress, appearance, and conduct) exhibited by all of the Executive Directors. No matter where we are we are representatives of our local communities and our state. I have received many compliments from other economic development professionals that we come in contact with, and that you deal with on a regular basis, as to your professionalism and conduct. Thank you, on behalf of the Oklahoma Main Street Center, for making Oklahoma look good all across the state.
