[Okgrants] Grant in-kind match question

The last time I had to get a specific in-kind estimate, I contacted two local real estate/leasing agents for a quote, and one had a similar office space for lease at that time. The quote and actual lease amount were very close and showed non-bias on my end. They were happy to donate 15 minutes of their time as community goodwill.

Does anyone have a fair market value for an ~100 sq. ft. office space with internet/tech infrastructure per year? Or a reference for such?
I'm needing to show this for in-kind on a federal grant.
